There are “investors” all over the place that do this for a living. They buy your mortgage from you. I’m in the EXACT same boat. I keep getting letters from them. Look in the papers, you should see some. I’m not contacting them though cause I don’t have anywhere to go yet if they should want to buy it. And, I don’t know if they would let me stay here till I found something, or at least give me a couple of months to get out. Good luck to you. This is a really tough boat to be in and very sad. The fastest way to sell you house is likely to call one of those “we buy all houses” people. There are speculators, flippers, and others that are looking to get house/land at a cheap price.
You won’t get a good price. But it’ll be fast, easy, and can avoid having to pay a real estate commissions (although getting a lawyer to review the paperwork is worth the few hundred dollars it’ll cost).
If you don’t the cash, you might consider donating it. Given you financial situation, you might not care about deductions. But a local church or other group might be willing to take over the payments. If the conditions of your chapter 13 would put any cash that you get at risk, this might be an option for you.
Other than these options, you can sell you house quick by underpricing it. Depending on your local market, underpricing might not be a lot of money. But, yes, the more under priced the house is, the faster it’ll go.
