Its got to be clean, uncluttered, painted in neutral colours, not smell of dog or cooking.
People have got to think they could just move in without doing anything so decorate inside and out.
The garden must be tidy,
Don’t have the place full of furniture or it looks small.

Low price helps a lot !!
Consider painting just the front of the house and make the front landscaping as nice as possible. Curb appeal goes along way!

There is an old quote - there is no problems with real estate that a drop in price can’t fix. You can sell your house in two minutes if you price it for such.
Now, I know what most people mean when they ask a question like this is how can I sell my house for the best price as quickly as possible…
Number one - people want to see a house that they can imagine their stuff in. If it looks lived in, i.e. dirty, messy, cluttered, then that will detract from a quick sale. Number 2 - the first two things people always look at is the kitchen and the bathrooms. Those should be where you focus the majority of your time and effort. Number 3 - improving the front door is almost always the quickest and cheapest way to add quality to your house that people will notice immediately. Finally, first impressions count - and the first thing they will see is the front yard. At the very least, buy a bunch of $2 lawn plants and spruce up your front yard.

What is the reason to sell less than the homes in the area? Are you moving; like job relocation?
Sometimes offering your home for sale far less than it’s value could backfire as pontential buyers may think there are things wrong with the home that you aren’t disclosing. Are you selling the home yourself or using the service of a realtor?
When you put your home up for sale…think like a buyer! Vision what you would want to see in your home if you were the buyer….does that help? Curb appeal, clean home,etc.

Declutter, depersonalize and clean.
Pack away the collections, take the kids art work off the fridge, put away the wall full of family photos.
People form an opinion just by pulling up to the house, so make sure you have curb appeal.
Paint anything that needs it.
Make sure the house is clean and free of odors.
Have your Realtor walk through with you and implement their suggestions.
