How much bang I get for the buck. I may be more enticed if someone leaves me appliances in good condition or gives me a credit off the sale price for any repair work that needs to be done. If you leave me a nice car that would help me as well….lol. Personally a good location is the most important.

Offer to contribute to closing costs, offer a home warranty, and if you can afford to, offer a bonus to agents who can close quickly (say, a $1,000 bonus to the agent who presents a willing and able buyer and closes within your timelines). Hope that helps!

Yeah I was just in the market buying a house, which we closed on April 30th! I know when I was looking, we liked to see that the house was in good repair, the sellers were willing to make small changes we requested (such as switching out really out appliances) & we def. were lookign for someone who would pay all or a good chunk of our closing costs..the sellers of our house paid $5K..i say start there or maybe a little higher.

If you want to sell it quickly then check out the book called, “How to sell your house in 5 days.” I checked one out at the library so you might want to look there or at a local bookstore. As far as making your house appealing, look at it as a buyer would. Make sure the yard is mowed and the outside has “curb appeal.” Walk through the inside and remove any clutter. I also saw on tv that you should remove any family pictures because the buyer won’t see the house as theirs if there are someone else’s pictures there. Make it look homey and comfortable. If you have a lot of stuff then you might want to rent a storage unit and take out some stuff so the house doesn’t look so full. If you don’t do the how to sell your house in 5 days then you might want to offer to pay the buyer’s closing costs with a full price offer.

I would never buy one house over the other. What if it should roll off ? Getting in and out would be difficult too.

Just be honest and say all the things that made you purchase the house. Tell them the great amenities that they would have and what the house is near to (schools, transportation, mall, etc. ) Make it sound like they’re getting the deal of the century but in a very open, honest, down to earth way. I would try to entice the buyers real estate agents to want to sell your house over your neighbors house. You do that by offering them extra commission. Even 3.5% is better then the standard 3. Remember that you not only need to get people in to see the house in order to sell it but having both of the real estate agents are your side will make a huge differance.

Lower the price, or offer the real estate agent more money. Like $1000 extra for a contract before ?/?/2007. Make sure you clean your house SPOTLESS and don’t have junk and clutter sitting around. Most people have too much furniture and pictures sitting around, get rid of unwanted nic-nacs.
