Yes it is, if you can afford to lease it out and live somewhere else then you can afford to give it back and let someone else who needs it more have it.

I take it that you purchased the propery in a share scheme and now a part holder of the lease. If this is the case you would need the permission of the other holder of the lease along with the freeholder (if they are different) and of course the permission of your mortgage provider (if you have one). As long as all these people/organisations agree then legally there should not be a problem but be certain to get everything in writing.
